I would actually re-edit a bit of those statements but they're ok. Most of them would only work within a relationship already as those ideas could keep a relationship fresh. For the most part though a guy like that will rarely exist for the reason that a girl will of rejected him before that. A seemingly perfect guy is flawed in the sense that he will appear too sincere and that the girl won't be able to demonstrate her own uniqueness to the guy. When such an event occurs, the girl quickly loses attraction for the guy because he likes her without her needing to put forth an effort.

Hmm. girls usually say that when they are of relative beauty and get people hitting on them all the time. 90% of these will be the nice guys who try to get their hands on whatever they can get. The remaining ones are jerks but have the quality "confidence" which allures girls.. Interesting enough.
